'Oakley', North Bondi

Set on a highly constrained and challenging elevated corner site in North Bondi, this project replaces an existing Spanish Mission-style semi-detached dwelling with a new two-storey family home and basement. Positioned to capture the site's north-east aspect, the design responds to a complex suburban beachside context characterised by a mix of 1960s brick apartment buildings and semi-detached houses.

The architecture carefully negotiates issues of privacy, outlook and solar access, creating a home that allows the occupants to control views and sunlight throughout the day without compromising their sense of seclusion. Through a considered arrangement of built form, screening elements and landscape, the house balances openness with privacy while maximising natural light and connection to its surroundings.

Materiality plays a central role in defining the character of the home. A robust palette of off-form concrete is combined with warm timber elements, brick screening and layered planting to create a distinctive architectural composition. The interplay of these materials establishes a sense of permanence and texture, while helping the building integrate into its diverse neighbourhood setting.

The result is a contemporary family home that transforms a difficult site into a light-filled and private retreat, thoughtfully stitched into the evolving fabric of North Bondi.
